My name is David Repka. The real estate investment bug bit me as an 18-year old college freshman and has kept me under its spell for 30+ years. My first deal as a real estate developer was the purchase, renovation and sale of a dilapidated, 18-unit apartment building in Downtown Buffalo slated for demolition.
I've repeated the formula of sourcing opportunities to buy unloved assets for below intrinsic value, improving them and reselling them on an ever larger scale ever since. I've been blessed to have chosen an exciting career path at an early age and to have been involved in over a billion dollars in transactions as a principal or advisor.
I've called the Tampa / St. Petersburg / Clearwater area my home since 1991. In 1994 I started Bison Financial Group with my brother, Jared. Our focus is building long-term relationships with fellow deal junkies that need constant access to compelling investment opportunities and the debt / equity capital required to execute their business plans.
A typical relationship is with an uber-savvy investor, developer, turnaround artist with a portfolio valued in excess of $50 million that desires to double or quadruple the size of their portfolio over the next five years. Most of our closed deals have been in Florida, but we regularly do business in other compelling markets nationwide (TX, NC, GA, NJ, etc).
Bison Financial is especially good at putting together capital for complex, value-added deals where time is of the essence (we have a track record of closing deals in 4, 8 & 11 days). We have access to unique sources of proprietary capital. Right now we are hyper focused on opportunities to deploy capital into large-scale construction projects that create or preserve jobs in the communities we serve.
We can provide leverage via senior debt and preferred equity / mezzanine to 90% of cost. For the right projects with the right merchant developer sponsors we have a proprietary program that will provide 100+% of cost funding.
In addition to arranging debt and equity we are sourcing compelling off-market direct investment opportunities. We are currently most passionate about finding opportunities to bring our construction and development skill-set to sale/leaseback/expansion/renovation plays on single tenant net leased real estate and build-to-suit opportunities.
