We are originating investment opportunities for a proprietary source of capital eager to invest in a gap equity position between senior debt and sponsor equity. Investor check size per project is $3 million or more at rates that are one-third to one-half the cost of competing sources of capital with no equity participation. Seeking opportunities to fund deep-rehab projects as well as large-scale, ground-up construction projects. Sponsor must be able to demonstrate land equity / cash equity for 10-15% of project cost.
Our investor is rather agnostic on product type and will consider:

- Senior Housing: Continuing Care Retirement Centers / Independent Living / Assisted Living / Memory Care
- High-rise for-sale condos with strong presales
- Healthcare: hospital / clinic / treatment centers / medical office buildings
- Industrial / manufacturing / warehouse / cold storage / self storage
- Data centers
- Single tenant net leased properties / build-to-suit projects for high credit quality tenants
- Mixed-use projects featuring a combination of retail, office, residential and hospitality uses
- Hospitality: hotels / resorts
We can provide senior debt as well. We are able to deliver risk-based pricing at an attractive blend of rate and terms.
The development team must have industry experience, high net worth, strong track record and the ability to contribute at least 10% of the capital stack. Projects must be "shovel ready, construction ready, financial close ready" with no open issues of any kind.
